Roof Inspections & Maintenance
A scheduled walk of the roof that catches small problems — a lifted shingle, a clogged valley, a fastener working loose — while they’re still small.
Get Your Free InspectionNothing feels urgent about the roof right now, but the roof that gets checked once a year rarely turns into an emergency call in the middle of a storm.
What we actually do
- 1
Every roof plane walked and checked, not just what’s visible from the ground or a ladder at the eave.
- 2
Flashing checked at chimneys, walls, and valleys for gaps, rust, or old caulk that’s failed.
- 3
Fasteners, ridge caps, and seams checked on both shingle and metal roofs for anything working loose.
- 4
Valleys and gutters checked for debris buildup that redirects water where it shouldn’t go.
- 5
Attic checked from the inside for daylight, moisture, or insulation that’s shifted or compressed.
- 6
Written report with photos of anything found, sorted into what needs attention now versus what to watch.
How to tell if this is your problem
The roof hasn’t been walked or looked at in more than a year
A recent storm came through and the roof hasn’t been checked since
Granules building up in the gutters or at downspout outlets
A musty smell or visible moisture in the attic
The roof is approaching the back half of its expected lifespan for the material

Roof Inspections & Maintenance FAQ
How often should a roof actually be inspected?
Once a year under normal conditions, plus a check any time there’s been a significant hail or wind event nearby, even if nothing looks wrong from the ground.
What happens if the inspection finds a problem?
It goes into the report with photos, sorted by how urgent it is. Something that’s actively letting water in gets flagged to address right away; wear that’s still years from being a problem gets noted to watch on the next visit.
Does a maintenance inspection cover storm or hail damage too?
Yes — the same walk of the roof checks for wear-related issues and storm-related damage at the same time, since they’re often found in the same places.
